Tahoe Vacation Rentals – Terms and Conditions
Welcome to Tahoe Vacation Rentals! We’re excited to host you and want your stay to be as smooth and enjoyable as possible. Below is an overview of what’s included and what to expect before and during your visit.
BOOKING & PAYMENT
Your reservation is confirmed once we receive your signed rental agreement and payment. A 50% deposit is due at booking, with the remaining balance charged 30 days before arrival. Airbnb guests, you’ve paid in full at the time of booking.
We accept Visa, MasterCard, Discover, and Amex. We encourage booking with a credit card that includes trip protection, and we also offer travel insurance through RedSky; Mountain Trip Preserver for purchase.
All charges and communication will appear under Granite Peak Management, our parent company.
CANCELLATIONS (Non-Holiday Periods)
- 30+ days before arrival: Full refund
- 7–30 days before arrival: 50% refund
- Less than 7 days: No refund
- No-shows: No refund
CHANGES TO YOUR RESERVATION
If you need to adjust your travel dates, please contact us at least 30 days before arrival. We’re unable to make changes within 30 days of arrival without penalty.
CHECKING IN / OUT
Check-in is at 4:00 PM. Lockbox or smart lock codes will be sent via email or through your booking platform on your scheduled arrival date.
Check-out is at 10:00 AM. Our teams work hard to ensure your property is safe, clean, and welcoming. Weather, travel time, snow removal, or unexpected maintenance can affect readiness, but our goal is to have every home guest ready no later than 4:00 PM, so on-time guest departures are a necessity. Thank you for your understanding.
During the winter season, early arrivals and late departures are occasionally available for a fee but are not guaranteed. Please check with Guest Relations if you are interested in more information.
LOST & FOUND
Before locking up and saying goodbye, please take one last look around for your belongings. While neither the agent nor property owner can be responsible for personal items left behind, we’ll do our best to help if something is found.
Items may be shipped via UPS or FedEx with a valid credit card, and a service fee applies to cover the time and materials needed to locate, package, and deliver your item to the carrier. Lost and found items are held for two weeks before being donated or discarded. We cannot assume responsibility for misaddressed mail or packages sent to our offices or your rental property.
WHAT’S INCLUDED IN YOUR STAY
Each vacation rental includes bedding, towels, and a starter supply of essentials. These items are not replenished during your stay.
Kitchen: Each home is stocked with a new sponge, dish soap, dishwasher detergent, at least six trash bags, two rolls of paper towels, and coffee filters. Pantry staples such as oil, spices, or condiments are not provided to ensure homes remain bear-safe.
Laundry: Four Tide powdered laundry packs are provided.
Bathrooms: Each bathroom includes three personal soaps, three rolls of toilet paper, and hand soap. We do not provide mini shampoo, conditioner, or body wash as part of our sustainability efforts.
*BBQ USE
As a guest in Tahoe, *if your property includes a BBQ and you plan to use it, you are responsible for knowing and following all local fire regulations.
Always keep grills clean and away from overhanging trees or structures, never leave them unattended, and fully extinguish after each use. Follow any posted HOA or property rules regarding BBQ use.

BBQ properties include one full propane tank, usually a backup, plus BBQ tools and a lighter (tip: check the kitchen if you can’t find the tools).
Other Essentials
Pet-friendly homes include waste bags.
Shovels and ice melt are provided at most properties, though in some condominiums, the HOA team may distribute ice melt directly.
Hot tubs are serviced by professional maintenance providers.
Pets
Dogs are welcome only in homes labeled Pet-Friendly. The pet fee is $75 + tax per dog, with a maximum of two dogs per home. Please disclose all pets at the time of booking.
Bringing an undisclosed pet to a non-pet-friendly property will result in immediate termination of your stay, a minimum $300 cleaning fee, and a permanent ban from booking with any Granite Peak Management property.
Construction & Nearby Activity
Occasionally, nearby events or construction may occur beyond our control. While we cannot guarantee complete quiet, we will notify you in advance if we are aware of anything that could affect your stay.
Events & Gatherings
Please enjoy your time responsibly. Large parties, events, or gatherings beyond the listed occupancy are not permitted. Unauthorized gatherings may result in additional fees or immediate termination of your stay.
SMOKING
Smoking/vaping is prohibited in or around any Tahoe Vacation Rental Property. Violations incur a minimum $1,000 recovery fee and will result in eviction and a permanent ban from booking with any Granite Peak Management property.
Responsibility & Care
Guests agree to treat the property with care and respect and are responsible for any damage or loss caused during their stay.
Subletting or Outdoor Structures: Subletting is not allowed. Camping in tents, sleeping on decks, or staying overnight in trailers or RVs parked at the property is prohibited.
Winter Stays
Tahoe winters are stunning yet unpredictable, so please plan ahead for safe travel and arrival.
Driveway and walkways, stairs, and hot tubs are cleared one time prior to your arrival. Fresh snowfall may quickly cover these areas again, so please note, guests are responsible for maintaining clear and safe access during their stay using the shovel provided.
Street parking is strictly enforced, and violations may result in fines or towing. Heavy snowstorms can also delay plow schedules across the region, so patience is appreciated while crews work hard to keep roads open.
Bundle up, travel safely, and enjoy the magic of a true Tahoe winter like the locals.
Good Neighbor Guidelines
Please help preserve the beauty and tranquility of our mountain community by observing quiet hours, limiting outdoor light pollution at night, parking only in designated areas, disposing of trash properly, and keeping your guest count within the posted occupancy limit.
Clean up after pets, and please note that all violations may result in county fines.
